San Diego County · Photographed here: Solana Beach Coastal Community

San Diego County

Solana Beach is a small coastal city between Cardiff and Del Mar, with San Elijo Lagoon on its northern edge. It has homes and condos on the bluffs, the Cedros Design District by the train station, and quieter streets around Lomas Santa Fe east of the freeway.

Homes in Solana Beach

West of the coast highway, homes and condos sit on or near the bluffs. There are condo buildings with ocean views, older beach homes and new builds on small lots, with public beach access at Fletcher Cove, Tide Beach Park and a few stairways. The view from the living room and the balcony carries these listings, and drone photos show where the building sits on the bluff and how residents get down to the sand.

Eden Gardens has smaller lots with a mix of older homes and newer builds. In Lomas Santa Fe, homes sit on larger lots around the Lomas Santa Fe Country Club golf course, and many older homes there have been remodeled or rebuilt. The photos need to show the lot, the yard and the indoor and outdoor living, and a drone view helps when the home backs onto the course or a canyon.

Planning a shoot in Solana Beach

  1. Condo buildings on the bluff

Many ocean-view listings here are condos, and the building’s rules decide where we park, how we get in and whether we can photograph the pool, the ocean deck or the beach stairs. Check with the HOA before the shoot day and send us any parking pass we need.

  2. Twilight from the bluff

Homes west of the coast highway look straight out to sea, so twilight is timed to the minutes after sunset, while the sky over the water still has color. Every light in the home should be on and every blind open before the sun goes down.

  3. Bigger lots east of the freeway

In Lomas Santa Fe, lots are larger and some homes sit beside the golf course or above a canyon. A drone photo shows the size of the lot and what borders it, which is hard to see from the street.

Questions about shoots in Solana Beach

When is the best time of day for an ocean-view listing in Solana Beach?

For the view, afternoons are usually clearest, since the late spring and early summer marine layer tends to burn off by midday. With twilight added, we stay past sunset and photograph the home lit up against the evening sky.

Are Eden Gardens and Lomas Santa Fe shot differently from the beach homes?

Yes, because the homes are different: newer builds on small lots in Eden Gardens, larger lots by the golf course in Lomas Santa Fe. We plan each shoot around what the home and the lot offer, not the ocean view alone.

Can buyers tell from the photos that they could walk to Cedros and Fletcher Cove?

Yes. Drone photos from above the home can trace the route to Fletcher Cove, the train station and the shops on Cedros Avenue. Buyers here often ask what they can reach on foot.
