Real estate photography in San Clemente

Orange County

San Clemente is the southernmost city in Orange County. Around the pier and Avenida Del Mar, many homes are Spanish style, with white walls and red tile roofs, and planned communities fill the hills behind. Camp Pendleton and the beaches at Trestles sit just past its southern edge.

Homes in San Clemente

Near the water, the Pier Bowl and the streets around T-Street and Calafia mix beach cottages, duplexes and newer houses, many on steep streets with ocean views. Along the coast, gated Cyprus Shores and the newer, ungated Sea Summit at Marblehead have larger homes near the bluffs. Buyers ask about the view from the main living area and the walk to the sand or the beach trail, and the photos and drone should answer both.

Back from the coast, Talega, Forster Ranch and Rancho San Clemente are master-planned, with HOAs, community pools and trails. Talega and Shorecliffs also have golf courses. Homes there are often newer and similar to their neighbors, so the photos show the yard, the upgrades and any ocean or canyon view from the upper floor.

Planning a shoot in San Clemente

  1. Gates and airspace at Cyprus Shores

Cyprus Shores and parts of Talega have guarded or coded gates. Put us on the guest list, and ask the HOA whether drone flights and photos of common areas, such as the beach access or the clubhouse, need approval. Cyprus Shores also sits under Camp Pendleton’s restricted airspace, so a drone flight there needs the base’s permission and may not be possible.

  2. Steep streets by the pier

The Pier Bowl’s streets are steep and narrow, and in summer beachgoers take most of the curb. A driveway space for our car, or a note on where to park, saves time on the day.

  3. Gray mornings, clear evenings

In late spring and early summer, coastal mornings here are often gray. We plan exterior photos for the afternoon, and for an ocean-view home, twilight catches the color left over the water after sunset. City rules end drone flights 30 minutes before sunset, so aerials come earlier in the afternoon.

Questions about shoots in San Clemente

Is pricing different for a San Clemente listing?

Yes. San Clemente is in Orange County, and Orange County listings are priced separately from San Diego County ones. Choose the Orange County option in the booking portal to see the packages and pricing for your address.

How do you photograph a Spanish-style home near the pier?

We look for the details that define it, such as tile roofs, arches, courtyards and ironwork, and photograph the white walls in light that keeps them from glaring. A drone photo can show the red tile roofs of the neighborhood with the pier and the ocean beyond. City rules keep drone pilots 500 feet from the pier buildings and require the owner’s written consent, so we plan the launch spot ahead.

Should the community amenities in Talega or Forster Ranch be in the photos?

Usually, yes. In these neighborhoods the pools, parks and trails are part of what buyers are choosing, so we photograph them where the HOA allows, along with the home itself.
