Real estate photography in Encinitas

San Diego County

Encinitas is five communities in one city: Leucadia, Old Encinitas, New Encinitas, Cardiff-by-the-Sea and Olivenhain. A Leucadia home above the beach and an Olivenhain horse property share little beyond the city name, so we plan each shoot around where the home sits.

Homes in Encinitas

Along the coast, Leucadia and Old Encinitas have beach cottages, remodeled bungalows and newer homes on small lots. Bluff-top homes line Neptune Avenue above Beacon’s Beach and Stone Steps. In Cardiff, homes climb the hillside above San Elijo Lagoon, and many see the ocean from the upper floor. The photos need to carry the view and the light, and the drone shows the distance to the sand and to the shops and cafes along the coast highway.

Inland, New Encinitas has planned neighborhoods such as Village Park, with family homes, greenbelts and community pools, and Encinitas Ranch is built around its golf course. Olivenhain is rural by comparison: large lots, horse facilities, riding trails and long private drives up to the Rancho Santa Fe border. Drone photos matter most there, because the land, the barn and the arena are a big part of what a buyer is paying for.

Planning a shoot in Encinitas

  1. Beach streets and bluff-top homes

Neptune Avenue and the streets near Moonlight Beach and the Cardiff beaches are narrow, and parking is tight on warm weekends. Tell us about a driveway space we can use, and whether the beach stairs or a side gate is the best way to reach the ocean side of the home.

  2. Coast and inland weather

On early summer mornings, the marine layer can sit over Leucadia and Cardiff while Olivenhain, a few miles inland, is already in sun. We usually schedule coastal exteriors for the afternoon, and in Olivenhain we plan around the strong midday light instead.

  3. Acreage in Olivenhain

A horse property or a large lot needs aerial photos of the full parcel, the barn, the arena and the trail access. Send a list of the outbuildings and anything buyers should notice, so we can plan the flight and the ground photos together.

Questions about shoots in Encinitas

Can you show how far a Leucadia or Cardiff home is from the beach?

Yes. A drone photo looking from the home toward the ocean shows the streets in between and the distance to the sand. If there is a view from inside, we photograph it from the rooms where buyers will actually see it. A few streets in north Leucadia, near Batiquitos Lagoon, sit inside Palomar Airport’s airspace, and we get FAA approval for those homes first.

What does a horse property shoot in Olivenhain cover?

The house, the barn and stalls, the arena and the paddocks, plus drone photos of how they are laid out and how the property connects to the trails. Plan for the horses to be in their stalls or turned out away from the areas we are photographing.

Is it worth photographing the amenities in Encinitas Ranch or Village Park?

Often, yes. Buyers there ask about the greenbelts, the pools, the parks and, in Encinitas Ranch, the golf course. A few photos of them, or a drone view showing how near they are, helps the listing.
